The legal rights vary depending on the type of lease. Landlords and tenants can accept any rent increase they choose. The initial rent will be included in the rental agreement. The tenancy agreement may include a rent increase mechanism called the “rent review clause.” If this is not the case, the rent remains on the same amount for the duration of the life. The landlord must inform the tenant in writing of his or her document delivery address and, if he does not, the rent is not payable (S. 48, Landlords and Tenants Act 1987). However, once the notification is notified, the tenant must pay all accumulated arrears for the period prior to notification. In practice, most leases contain a notice of the landlord`s address. In England and Wales, most tenants are not entitled to a written lease. However, social housing tenants, such as municipalities and housing companies, generally receive a written tenancy agreement.

At the end of the fixed term of your guaranteed short-term rent, your tenants have the right to keep a continuous exercise contract until you or them terminate the lease. This periodic lease agreement is concluded either by the contract itself or, if your contract is silent, to a legal exercise lease. There are a number of ways in which the law treats these two types of periodic rent differently. These differences are explained in this manual. There are some leases that do not have a legal guarantee, so the tenant`s rights are only the rights that are included in the tenancy agreement. In some cases, the landlord must obtain a property order before the tenant has to leave (section 3, protection against the Eviction Act 1977), which can only be suspended for up to six weeks (Article 89, Housing Act 1980).
