Texas Lease Agreement Form

The leasing of real estate in the State of Texas must be carried out in accordance with Chapter 92 of the Texas Statutes. You can opt for an oral agreement or a written agreement in which the written agreement is safer and more legal. A lease can be either a monthly lease or a temporary lease, in accordance with your own requirements. Identification of the owner or authorized person – Rental documents must contain the names and addresses of all owners or managers of the building. This may include persons employed by a management company to monitor and manage maintenance requests for the residence (§8.92.201). The monthly lease in Texas, often referred to as an “agreement lease,” allows a person to rent a unit without a given end date. In other words, the tenancy agreement between the lessor and the tenant is maintained until either the lessor or the tenant sends a termination of the contract. All other aspects of this lease are the same as for any standard housing contract. Once a landlord has accepted a candidate as a tenant, they become one. Tenant`s appeal (§ 92.056) – Remedies for the tenant must be included in the contract if the possibility of repair is necessary. The State requires that the repair be completed within seven (7) days. The 3 (3) day notice in Texas is a form that is sent to a tenant who has not paid their rent on time. The form can be issued the day after the rent expires and gives the tenant three (3) days to pay either everything that belongs to the lessor, or leave the property within seventy-two (72) hours.

Even after a tenant has been evacuated (if that were to be the case), they are still responsible for people who are late. Sublease Agreement – For the use of a tenant who wishes to rent their property to another person, also known as a “sublease”. Most real estate contracts require the agreement of the landlord before the subtenant can be allowed on the site. The Texas lease applies a written contract that explains the interior of the transaction with a property for rent for a specified period.
